Why it matters

A mortgage payment can include principal, interest, property taxes, insurance, homeowners association fees and private mortgage insurance. Separating these costs makes a home purchase easier to compare with your monthly income. The estimate is a starting point for a lender conversation, not a borrowing recommendation.

How it works

Enter the home price, down payment and annual interest rate, then choose a term. Switch down payment and property tax between dollars and percentages. PMI is suggested below 20% down but can be edited. The chart shows how payments gradually shift from interest toward principal.

A worked example

For example, a $400,000 home with 20% down and a 30-year loan at 6.5% has about $2,022.62 in monthly principal and interest. With $4,800 annual property tax and $1,800 insurance, the estimate becomes $2,572.62. Adding $200 monthly principal saves roughly 79 months. Costs are held constant; lender fees and actual PMI cancellation can change your result.
